No. There is no minimum stay requirement to maintain your Greek Golden Visa. You are only required to visit Greece once — to provide your biometric data during the application process.
The applicable tier depends on the location and type of property you purchase. Athens, Thessaloniki, Mykonos, and Santorini fall under the €800,000 tier. Most other mainland regions and smaller islands fall under the €400,000 tier. Commercial-to-residential conversions and heritage properties may qualify under the €250,000 special category regardless of location.
Yes. You may rent out your qualifying investment property and generate rental income. Short-term rentals (e.g. Airbnb) are permitted subject to local licensing requirements. Our property management team can assist with full rental administration.
After 7 years of continuous residency in Greece (which requires spending at least 183 days per year in the country), you may be eligible to apply for Greek citizenship and an EU passport. This is separate from the residency permit, which has no minimum stay requirement.
Not automatically. You become a Greek tax resident only if you spend more than 183 days per year in Greece. Many of our clients hold their Golden Visa without any Greek tax obligations. Our tax advisors provide bespoke guidance based on your specific situation.
The initial permit is valid for 5 years and is renewable indefinitely, provided the qualifying investment is maintained. There is no cap on renewals.
